Please read all rules and terms thoroughly prior to booking. When you book, you are agreeing to all terms of the rental, and it’s your responsibility that any guest or visitors to the property have also read and agreed to the rules and terms. There are no exceptions to the rules and terms, and any violation(s) will result in immediate eviction, plus any applicable penalties and fees. We realize the rules and terms may seem lengthy and redundant in some cases, but they are in place to ensure responsible enjoyment of the property while helping to keep you and your guests safe and comfortable during your stay. CHECKING IN AND OUT

Guests may check in any time after 4PM and must check out no later than 10AM.

An arrival instruction email or message will be sent after you complete the online Renter Form at least 10 days prior to your arrival so that host can properly prepare. To protect the health and safety of all guests, the address and access code will only be provided after the property has been fully inspected, and cleared for occupancy, on the day of your arrival.

All requests for early arrival and late departure must be made in advance, and may not be granted based on cleaning and maintenance schedules. If authorized, all early arrivals and late departures will be subject to an additional fee of $50 per hour.

If guests stay past their designated check-out time by more than two (2) hours, the host reserves the right to enter the residence, remove any belongings, change lock codes, and take further action as may be necessary or appropriate. You may be liable for any associated costs and for additional fees of up to 150% of the effective daily rate of your stay for each day (full or partial) that you overstay, as well as any other related damages, fees, costs or expenses incurred by us (e.g., relating to a loss of a subsequent guest reservation or booking alternative accommodations for any part of the time that you overstayed). If you must stay an additional 1-2 hours on your check-out date (and it has not been pre-approved), you will be charged a fee of $400/hour.

HOUSE RULES

Communications: Please direct all questions, requests, and communications to the host. Do not disturb neighbors at any time.

Quiet hours: Daily from 9PM - 7AM. There shall be no social activity outside the house (patio and pool deck) past 9PM. Our neighbors may report any noise/disturbance and police may be called if quiet hours are violated. Any fine incurred from the City shall by passed to Guests.

Occupancy: The maximum number of guests allowed for overnight stays is 14 adults (Guest House accommodates maximum of 4 guests). Full names and ages of each guest are required before your arrival.

Guests: If you exceed any applicable maximum authorized number of overnight guests, you are liable for additional fees of up to 100% of your effective daily rate for each unauthorized guest, and the host may immediately revoke or terminate your license to occupy the residence. You also acknowledge and agree that the host may require you and/or your daytime or overnight guests to provide documentation verifying identity, such as a driver’s license and other information.

Supplies: The host provides an initial supply of consumable household supplies and toiletries. You are responsible for providing supplies beyond the initial amount, if needed (e.g. toilet paper, paper towels, etc.)

Housewares: The host provides luxury toiletries (e.g. hand soap, shampoo, body wash), linens, and kitchenware for use during your stay. You will be charged for any items that are damaged or removed from the residence.

Towels: Each occupant is provided luxury towel set and one pool towel. The property towels are not to be used to clean footwear, other personal property, or to remove facial makeup. Any improper use or damage of the home's towel inventory will incur a fee.

Property Amenities: Only those amenities that are described in your booking confirmation email are available during your stay. Please follow any instructions that have been provided or may be posted on the property (example: pool use rules). Your use of any amenities is at your (and your guests’) sole risk. Guests younger than 18 years must be accompanied by an adult when using any amenities and other common areas. Property is not responsible for providing any pool toys or accessories.

Washer and Dryer: Please clear the lint tray after each drying session. Liquid detergent only, please do not use pods as they dry up in the detergent tray and are difficult to clean.

Pets: No pets are allowed on the property. Violation of the pet policy results in a $2,000 fine, plus the cost to deep clean the residence and/or repair damages to the residence. Guests with service animals are encouraged to contact the host before their stay.

Shoes: Please remove your shoes inside the home.

Smoking: Smoking of any kind is not allowed on the property, including but not limited to nicotine, tobacco derived products and/or cannabis derived substances (including vaping and e-cigarettes); breaking this rule will incur a $2,000 fine plus the cost to clean and deodorize the residence.

Parties: No parties or events are permitted. Unreasonable numbers of guests are not permitted, including any that exceed the maximum permitted by law. The number of overnight guests cannot exceed the maximum allowed for the property (14 people).

Parking: Maximum number of six (6) cars are permitted on the property. Parking permitted at entry drive and by the garage. Do not park or block our neighbors’ driveways or near their properties. The host provides one garage remote control. You will be charged $200 if you misplace the garage remote control. If you or your guests choose to make use of any recommended off-property parking options, then you (and your guests, if applicable) must comply with all provided instructions, all publicly posted parking signs and policies, and any other applicable parking laws. The host is not responsible for you or your guests’ non-compliance with such instructions, signs, policies, or laws.

Pool and Spa Liability Waiver Form: All guests must digitally execute the Pool and Spa Liability Waiver Form before occupancy. No diving is permitted. Very important: Property does not have a lifeguard or a pool fence. Upon specific advance request, the host can erect a temporary pool fence upon payment of a delivery and setup fee of $200 (request must be made ten (10) days in advance of arrival).

Pool Heating: Pool heating is not included in the rental cost. This is common practice for short-term rentals in Scottsdale. For all short-term stays, the energy fee to heat the pool is calculated based on the number of days of your stay. The pool heater needs to be turned on at least a few days before your arrival to be able to get the water up to comfortable temperature. The cost to heat the pool is $50 times the number of days of your scheduled stay. Pool Heat requests must be made at least seven (7) days in advance of arrival to avoid additional costs associated with special service call trip fees. The pool is serviced every Thursday. Long-term bookings (10+ day bookings) are exempt from pool heating fee.

Trash and Recycling: Please place trash and recycling receptacles on the street on Tuesday afternoons; the bins are picked up first thing Wednesday morning. It is important to keep containers at least six (6) feet apart from each other or they may not be emptied. You may be charged a fee for any special trip needed to pick up the trash and/or recycling. During your stay, please regularly take trash and recycling to the exterior containers, don’t let it accumulate inside. Upon check out, you must place all garbage and recycling in the appropriate outdoor bins. Depending on your arrival date, you may be responsible for placing the previous guests' trash and recycling on the street for pick up. Note that the next guests may be asked to do the same for your trash and recycling.

BBQ Grill Cleaning: You may be charged an additional cleaning fee if it is determined, after your departure, that the condition of the BBQ grill requires a deep cleaning service due to your usage. Please keep it clean after each use and cover it up.

Mail Service: Mail service is not available for rentals shorter than 30 days. However, you may have packages (Amazon, UPS etc.) delivered to the house.

Bed Configuration: Please notify the host at least ten (10) days in advance of your bed configuration needs.

Property Damage: You are responsible for any damage to the property and any furnishings or supplies caused by you or your guest(s) during your stay. You must notify the host in writing of any damage to the residence or any of its contents that occurs during your stay, even if you regard the damage as minimal or normal wear and tear, or if you do not believe the damage is your fault. If you do not notify the host of any such damage, you will be responsible for such damage.

Safety and Security: A security camera is active at all times and is located at the home entrance. You are solely responsible for your and your guests’ safety and security. Let the host know about any condition in, on, or around the residence that you believe may be a fire, health, or safety risk to you or your guests. Please report to the host any inappropriate conduct or behavior you or your guests observe in or near the property (e.g., potential loiterers or squatters), and lock all windows and doors before you leave the residence. If you are experiencing a medical or other emergency, or believe you are a victim of or witness to a crime, please contact the nearest hospital and/or local police. Other Monitors: Noise and smoking monitors are also in place and monitored.

PROHIBITED ACTIVITIES

The following activities are prohibited at the property: Smoking of any kind is not allowed anywhere on the property (inside or outside), including but not limited to nicotine, tobacco derived products and/or cannabis derived substances (including vaping and e-cigarettes); breaking this rule will incur a $2,000 fine plus the cost to clean and deodorize the residence. Parties and events. Unreasonable numbers of guests including any that exceed the maximum permitted by law (number of overnight guests cannot exceed the maximum allowed (10 people main house, 4 people Guest House) for the unit). Excessive/audible noise outside of the residence after 9PM. Disturbing neighbors or invading their privacy or security. Illegal substances or activity (e.g., involving drugs, the Internet, or otherwise, including illegal downloads or file sharing whether using property’s, your own, or a third-party device or Internet connection). Pornography production or prostitution. Dangerous or hazardous items (e.g., those that may increase the risk of fire or explosion such as candles or lighters). Firearms and other weapons (except those rightfully possessed by on-duty or off-duty law enforcement officials or licensed security guards). Placing of obstructions, signage, garbage, food, or personal items unattended outside the residence. Creating unsanitary conditions (e.g., generating excessive trash or offensive odors, or attracting pests). Making any change, modification, alteration, or addition whatsoever to the residence or its contents (including moving furniture around). Soliciting or loitering around the space or building. Commercial photography, film, or videography (without express written consent). Using the residence for any purpose other than for personal accommodation.
